Located halfway between New York City and Boston, and situated at the back of a cluster of houses at 98 Limewood Avenue, the one bedroom Ennis Cottage is away from street and traffic noise, but within 200 feet of a private beach. The cottage has been completely remodeled and is tastefully furnished and supervised by the owners.
In a minute one can sit with a panoramic view of Long Island Sound, between Haycock point and Indian Neck, looking out toward Green Island and the Thimble Islands. Fishing and boating are excellent.
A small park within one mile offers tennis, basketball, and a children's playground. A marketplace, liquor store, laundry, and two restaurants are within walking distance, and a larger mall and churches are with a few miles. The Outlet stores are 1/2 hour away, two casinos are one hour away, IKEA is a 15 minutes and the ferry to Block Island is a one hour drive.
The entire house has been renovated. living room has wall-to-wall carpeting, a new full size futon and a love seat, several chairs, bureau, television, VCR, telephone, cathedral ceiling, wireless internet connection, and stove with gas log. The cottage is quiet clean and comfortable.
The kitchen is new and well equipped with gas stove, microwave and grilling oven, refrigerator, pots and pans, dishes, glasses, and silverware. The bedroom has a double bed with drawers beneath, closet, built in air conditioner. Wall-to-wall carpeting. Towels and linen provided. .
You will love the small patio with picnic table and benches, a gas grill and lounge chairs in the back garden, with tiki torches, and beautiful flowers all around.

Rental Policies
This is a NON SMOKING unit.
PETS - PETS are not permitted in rental units under any conditions.
DAMAGE/CLEANING DEPOSIT - A SECURITY/CLEANING DEPOSIT of $100 is required upon arrival. This deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met.
·No damage is done to unit or its contents, beyond normal wear and tear.
·No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
·You leave the refrigerator clean and empty, vacuum the carpets, wash the kitchen floor, clean bathroom and leave the cottage clean for the next tenants
·All keys are left on the kitchen table and unit is left unlocked.
·All charges accrued during the stay are paid prior to departure.
·No linens (if provided) are lost or damaged.
·NO early check-in or late checkout.
·Beach pass is left inside the unit upon departure.
·The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
PAYMENT – An advance payment equal to 50% of the rental rate is required as a deposit before arrival. The advance payment will be applied toward the rent. Please make payments by personal checks payable to Ron Hekeler. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.
CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.
MAXIMUM OCCUPANCY – The maximum number of guests is generally limited to two (2) persons. An additional charge or $10.00 per person per night for guests in addition to two (2) may be assessed.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
Activities :Swimming, clamming, fishing, kayacking, shopping, antiquing, casinos, cultural events, many fine restaurants, Thimble Island cruises, free concerts in summer.
Attraction :New York and Boston are within 2 hour drive. 2 casinos, many local town greens with boutiques, antique shops, Yale University and New Haven cultural events.. Many fine restaurants.
Airport Information and Direction :
From Europe, either JFK or Newark airports will be used. Rent a car and drive toward I 95 New Haven. Continue on I 95 to Exit 54, turn right and go to center of town. Turn left and bear right on Rt 146. At water the raod becomes Limewood Ave. The cottage is .3 mile from the turn. Second driveway on left after Edgewater Condo.
There is a small airport in New Haven called Tweed. From there drive to I 95 north and follow the above directions.
Bradley Airport is in Hartford CT for domestic flights. Tke I91 south to I 95 north and follow above directions.
