Rental Rates for Vacation Rental Townhouse in Kissimmee, Florida
Additional Information About Rental Rates:
DEPOSIT
A non refundable deposit, ($250 or 20% whichever is greater) is required to secure your reservation. The balance will be required 6 weeks prior to your arrival date. This will be taken in the same manner as the deposit unless an alternative method of payment is requested. The registration form and security deposit authority document require completion, signatures and return, together with a photo ID of the card holder and a copy of the credit card being used before the reservation is fully confirmed.
CANCELATION
Any changes or cancellations must be made in writing, once received you will be issued a cancellation number. Cancellation made within 6 weeks of arrival, will not receive a refund.
CHECK IN/OUT
Check in time is no earlier than 4pm and check out time is no later than 10am. Any early check-ins or late departures will be charged at $25.00 per hour. Any variations to the standard check in/out time must be agreed in advance with the management Company.
POOL HEAT
Pool temperature cannot be guaranteed as weather conditions can affect the performance of the electric pool heaters. These work on a heat exchange system pulling the warmth from the air, and cannot operate efficiently if the outside temperatures are below 60 degrees. We will set the pool temperature to reach a maximum of 86 degrees, in compliance with state licensing regulations. Spas and hot tubs will be set to reach a maximum of 103 degrees; however integral pool spas may not reach 102 degrees as the water is being filtered through the pool as well
If the outside temperature prevents the pool from reaching its target temperature, you may call within 24 hours of your arrival to have the heating turned off, and a refund on the pool heating will be processed upon your departure.
DAMAGES
The house and the condition of the items within the house are checked prior to, and after each arrival and departure. Should we find damage to any of the items within the house that was caused during your stay, it will be necessary for us to replace these items at your expense. The amount for the cost of the damage will be deducted from your security deposit. We have a standard price for each Item that is damaged and this price is non negotiable.
REPORTS:
You have 24 hours to report anything creditable that is amiss in the property rented so we can repair, replace or fix said report.
GENERAL
Please ensure that villas are left in good condition, - all waste is bagged and placed in external waste bin, and all crockery, cutlery and utensils are washed. If these things are not done an additional minimum cleaning charge of $25.00 may be applied by Florida Inn Vacation homes to cover the cost of extra cleaning. We provide a complimentary bar of soap and toilet roll in each bathroom to help start you off on your vacation. SPECIAL NEEDS
If you have any special needs, these must be conveyed to the agent at the time of your booking. We will make every effort to accommodate your needs, however if the request was not made at the time of booking and we are unable to provide you with what you need, you will not be entitled to any kind of refund.
If any members of your party are hearing impaired, please advise us upon booking as an additional smoke detector for the hearing impaired can be placed in the home.
PETS
There are no pets allowed within the properties under any circumstances, unless a prior arrangement has been made in writing with the Management Company.
