Bear Lodge Falls comfortably accomodates 8-14 persons. Three floor elevator in home with handicap ramp to the outside. Main floor has living room, dining room, kitchen, laundry room, master bedroom and 1 1/2 bath. Walk in closet in master bath. Take the steps or elevator to second floor and third floor loft overlooking living room. Two bedrooms with full bath on third floor. Ground level houses a family room, large bedroom with exercise equipment, full bath and pool/game room and garage

TERMS AND CONDITONS
A minimum RENTAL DEPOSIT OF %50 is required to reserve your stay and is deducted from the rental price. The total rental payment is due 60 days prior to your arrival date along with the Pet Fee of $125.00 if applicable. PET FEE IS NOT REFUNDABLE. We will charge your credit card we have on file for the Final Payment Amount which is due 60 days prior to your arrival. You will receive a written contract that must be signed and returned back before you check in.
NOTE: We will not send any additional reminders that your final payment is due other than your 1st Confirmation Letter that states the date final payment is due and your Rental Contract. If final payment is not received within 60 days of Check in, we will charge your credit card on file unless directed otherwise by you. If credit card can not be charged and you have not made other arrangements for final payment 60 days prior to aarrival, your RENTAL DEPOSIT money will be forfeited.
A "SECURITY DEPOSIT" of $250.00 is due 60 days prior to check in. SECURITY DEPOSIT IS IN ADDITION TO YOUR RENTAL DEPOSIT AND NOT TO BE CONFUSED WITH RENTAL DEPOSIT REQUIRED TO SECURE YOUR RESERVATION.
SECURITY DEPOSITS ARE REFUNDABLE- unless damages occur to the home, personal or real property or missing items occur during your stay. We will charge your credit card for any damages up to $250.00 and if damages exceed this amount you will be charged for exact cost to repair or replace damaged or missing items.
CANCELLATION POLICY AND NEW HURRICANE POLICY:
For all cancellations: RENTAL DEPOSIT WILL BE FORFEITED. (Rebooking for a alternate date up to 1 year will be permitted in lieu of cancellation). Any additional Final Payments and Pet Fees will be refunded in full IF CANCELLED AT LEAST 60 DAYS PRIOR TO CHECK IN.
For Cancellations after 60 days prior to arrival, rental deposit plus 75% of rent will be retained for cancellations between 59-31 days prior to arrival. No alternate rebooking permitted.
NO refund for cancellations 30 days or less prior to arrival and the Rental Deposit will be forfeited. Pet Fee will be refunded. No alternate rebooking permitted.

We honor rebooking of your vacation for up to 18 months for any Mandatory Evacuation of the area due to adverse weather and without Trip insurance or if the home is rendered inhabitable for any reason.

The Cohutta Wildernessat 36,977 acres is the largest National Forest Wilderness in the southeast and combined with the Big Frog Wilderness in Tennessee the area is some of the most pristine and isolated in the South. Both the Conasauga and Jacks Rivers are stocked with trout and have great fishing. There's also numerous sand bars, waterfalls, pools, and campsites along the rivers which makes this a very popular overnight destination.
